Senior Vice President
Ms. Santulli is currently Senior Vice President of Broadview. She has approximately twenty years of real estate investment, development and consulting experience within the United States, Europe and Asia.
Prior to joining Broadview, she was a Director at AEW Capital Management from 2004 to 2008 where she sourced, underwrote and closed investment transactions in multifamily, office and retail properties throughout the United States. Transactions were structured as equity joint ventures, preferred equity, mezzanine debt and direct property acquisitions. Many of the investments involved value-added strategies including management turnaround, asset recapitalization, property repositioning, redevelopment and development.
Prior to AEW, Ms. Santulli spent eight years at Fidelity Investments including three years with Pembroke Real Estate as a Vice President, where she was responsible for identifying, researching and underwriting domestic and international property investments and markets for Fidelity’s corporate account. She also spent five years with the Fidelity Real Estate Group, researching, analyzing and closing opportunistic private debt and equity and public REIT and CMBS investments on behalf of Fidelity managed institutional funds and accounts. While at Fidelity, she worked on transactions covering a variety of opportunistic strategies and property types including office, hotel, multifamily, retail, industrial and mixed-use.
From 1989 to 1994, she was a member of the Real Estate Advisory Services teams for Coopers & Lybrand and Laventhol & Horwath. As a consultant, Ms. Santulli participated in a wide variety of assignments including loan workouts (RTC and Bank) and debt restructurings, valuation analysis, portfolio analysis and investment manager review for pension funds, development planning, market and feasibility analyses, and litigation support.
Ms. Santulli earned an MBA from the University of Chicago and a Bachelor of Arts degree from Duke University where she graduated Magna Cum Laude.
Ms. Santulli is a member of the Urban Land Institute and has been featured as a speaker and moderator at industry conferences. She has co-authored ULI Market Profiles and has been published in Real Estate Finance.
