- Distressed strategies target situations where existing asset owners are experiencing some type of financial duress such that there is a near-term opportunity to acquire assets at a discount to their true long-term market value. These situations may include purchases of defaulted debt instruments or the recapitalization or purchase of individual assets or portfolios on a discounted basis.
- Capital markets opportunities are created by disruptions in the markets that provide debt and equity financing to real estate owners and operators. These disruptions quite often create a re-pricing of risk by conventional providers of capital such as banks and insurance companies that allow opportunistic investors to obtain excess returns for the level of risk taken. These investments can include preferred equity and mezzanine debt investments as well as joint ventures with public real estate companies.
